we redid the flooring in our old flat about two years back and honestly went in knowing almost nothing. picked a “solid oak” floor mostly because it looked nice in the showroom, paid a decent amount for it, and it wasn’t until the fitter showed up and started asking questions I couldn’t answer, moisture levels in the subfloor, underfloor heating, whether the boards needed acclimatising first, that I realized how much I hadn’t actually thought about.

Solid Wood or Engineered, and Why It’s Not Obvious

people just assume solid’s always the better pick and engineered’s the cheap compromise version. not really true though, or not the whole story anyway.

solid wood flooring, exactly what it sounds like, a plank cut from one single piece of timber start to finish. sandable and refinishable a bunch of times over its life, decades worth if it’s looked after right. catch is it moves around with humidity and temperature way more than people expect going in, swells a bit in summer, shrinks back in winter, and it just doesn’t sit well over concrete or anywhere with underfloor heating because of how much movement there is.

engineered’s got a real wood layer on top, few millimeters usually, glued onto plywood or fiberboard layers underneath. not fake wood by the way, genuine hardwood right there on the surface, it’s just built to deal with temperature and moisture swings better because of those layers underneath doing the work. decent engineered flooring can get refinished once, maybe twice depending on how thick that top bit is, and it actually works fine over underfloor heating and concrete, which solid wood mostly just can’t do.

underfloor heating changes the whole equation, or laying over a concrete slab does too, engineered just makes more sense there no matter what you’re spending on it. got a suspended timber subfloor and want something refinishable for decades, that’s when solid wood actually wins out.

Wood Species Changes More Than Just the Look

oak’s everywhere in flooring for a reason honestly, hard, wears well, takes stain evenly, that’s basically why every showroom is stacked with it in some form or another. walnut’s got that dark striking look but it’s softer than oak so it dents easier in the busy spots, hallways, in front of a kitchen sink, wherever gets hit hard. maple’s very hard, pale colored, good if you want that bright modern thing, but scratches show up more against it just because the contrast is sharper against the light wood.

pine, soft, cheap, fine in a bedroom that doesn’t see much foot traffic, bad idea near an entryway or kitchen where stuff gets dropped constantly. want something exotic, teak or merbau cost a lot more, but that’s usually justified, they’re genuinely denser and tougher, not just paying extra for a fancy name.

The Hardness Rating Actually Tells You Something

there’s this thing called the Janka hardness rating, measures how much force it actually takes to dent wood, worth checking before you buy instead of just going off how it looks. hickory and oak are up toward the harder end, good if you’ve got a busy household, pets running around, heavy foot traffic generally. cherry and walnut sit lower down that scale, doesn’t mean they’re bad, just means lower traffic rooms suit them better where dents aren’t as big a deal.

most retailers will actually give you the Janka number if you just ask for it, way more useful than trusting some sales line about it being “durable” or “hard wearing,” words that don’t really mean anything specific on their own.

Plank Thickness and What It Means for the Long Run

thickness matters way more than people think standing there in a showroom looking at little samples. thicker solid boards, over 18mm generally, can get sanded and refinished several times across the decades since each pass takes off a thin layer. thinner boards though, especially cheap engineered stuff where the real wood part might be like two millimeters, usually only get one refinish if that, before you’re down to the plywood underneath.

buying something you actually plan to keep a long while, paying more upfront for a thicker wear layer ends up cheaper overall than replacing thin flooring way sooner than you wanted to.

Finish Type Changes How Much Maintenance You’re Signing Up For

pre-finished stuff comes stained and coated already at the factory, less mess when it’s being installed and you get a more consistent look across every single plank. site-finished gets sanded and coated after it’s already down, which means a totally seamless look, no visible seams between boards at all, but takes longer to install and the room’s basically unusable for a few days while everything dries and cures properly.

oil finishes look more natural generally and you can spot-fix them easier, just reapply oil right on the worn patch, but they need attention more often overall. polyurethane and lacquer hold up longer with less day to day fuss, but scratches show up more against that glossier look and touch-ups don’t blend in nearly as easily.

Questions Worth Asking Before You Order Anything

ask what the subfloor actually needs, solid wood over concrete without the right underlayment or moisture barrier is a mistake people make constantly and it’s an expensive one to fix after the fact. ask if the wood needs to acclimatise in the house first, most solid wood does, letting it just sit in the actual room for a few days lets it adjust to your home’s humidity before it’s permanently down. ask about the warranty too, specifically whether it covers the finish separately from the wood itself, because a lot of the time those are covered differently and for different lengths of time. and get a sample to take home, always, look at it under your actual lighting, showroom lighting makes basically everything look warmer and richer than it’s gonna look in a normal living room.

Is it worth paying more for a thicker wear layer? if you’re keeping the floor a long while, yeah pretty much. more refinishing cycles down the line, stretches the whole lifespan out compared to a thin layer that might only survive one refinish, or none at all really.

most flooring regret really comes down to picking based purely on how a sample looked under those bright showroom lights, without asking what the subfloor actually needs or how the wood’s gonna hold up in the specific room it’s going into. a little research before you order, checking the hardness rating, asking about the subfloor, taking a sample home to look at under your own lighting, saves a lot of expensive surprises once the installation actually gets going. the floor that looks best in a catalog photo isn’t always the one that’s actually right for your house.
